Moving to the GTA? How to Choose the Right City for You

September 22, 2026

If you're relocating to the Toronto area from elsewhere in Canada, the first question is rarely "which house" — it's "which city." The GTA spans downtown Toronto's condo towers, established midtown neighbourhoods, and a ring of suburban cities across York, Peel, and Durham Region, each with a genuinely different feel, commute, and price point. Here's a practical way to narrow it down before you start touring properties.

Start with how you'll actually spend your week

The single biggest fork in the road is walkable-and-transit-first versus space-and-driving-first:

  • Downtown Toronto, North York, and parts of Etobicoke are subway- and streetcar-connected, dense, and condo-heavy. You'll trade square footage for walkability — groceries, restaurants, and transit at your door, minimal reliance on a car.
  • York Region (Richmond Hill, Markham, Vaughan, Aurora, Newmarket) and Mississauga trade some of that walkability for more space per dollar, good school reputations, and GO Transit rail lines into downtown for commuters who don't need to be there daily.
  • Ajax and the rest of Durham Region push further out again — more house for your budget, a longer GO Transit commute, and a quieter, more suburban pace.

None of these is objectively "better" — it's genuinely a question of which week you'd rather have.

Then factor in the money side

Property tax rates vary meaningfully across these cities, and if you're buying in the City of Toronto itself (Toronto, North York, or Etobicoke), you'll also owe the Toronto Municipal Land Transfer Tax on top of the provincial one — a real closing-cost difference that catches a lot of people moving from other Canadian cities off guard. My mortgage calculator runs the actual numbers for whichever city you're considering, including that land transfer tax difference, so you can compare carrying costs city-by-city before you fall in love with a listing.

If you're not sure yet, that's normal

Most people relocating to the GTA haven't lived here before and don't have a strong prior on any of this — which is exactly why I built the Find Your Fit quiz. It's a few quick questions about your lifestyle, commute tolerance, and space needs that points you toward both a property type and a shortlist of areas worth touring, rather than starting from a blank map. If you're specifically looking at downtown condos, my Market Guides go building-by-building on parking, amenities, and pet policy — the details that don't show up in a listing photo.

Wherever you land, reach out and tell me what you're moving from and what you're hoping to find — I work across Toronto, North York, Etobicoke, Richmond Hill, Markham, Mississauga, Vaughan, Ajax, Aurora, and Newmarket, and I'd rather point you toward the right city first than the wrong house fast.
